Within Lakewood are a handful of named sub-pockets with their own HOAs and personalities — Harbor Island carries some of the upper-end inventory with private pools and larger lots, while Valencia Shores is a tighter patio-home enclave where the HOA maintains the front yards and runs a private community pool just for those residents. Buyers searching Lakewood should know which pocket a listing falls into; the price, HOA dues, and yard responsibilities can shift meaningfully across the same neighborhood.
